Development Manager

Our client is a student and co-living real estate company, specialising in acquiring, developing and managing purpose-built student accommodation and co-living assets across the UK and Europe. Having delivered 7,128 PBSA beds across 7 countries, they are making significant progress on expanding their future development pipeline with a further 15 developments comprising 5,000 beds for delivery over the next 5 years.

Our client is looking to appoint a Development Manager to complete development transactions, manage the planning and the pre-construction process and assist with the development of the detailed specifications on a range of projects across the UK.

The Development Manager role:;

Our Development Managers actively manage allocated development projects, ensuring they are developed post “heads of terms” through planning, investment funding, specification, design and that pre-construction coordination is effectively coordinated.

 

Development Manager Key responsibilities will include:

Carrying out due diligence on sites including identifying and commissioning appropriate surveys and reviewing legal contracts
Manage the planning process liaising with the design team and internal stakeholders to achieve a satisfactory planning consent
Co-ordinating the pre-construction development process including leadership of regular project meetings
Liaising with the site support advisers (inc. architect) and Regional Project Managers to maximise value from the site
Liaising with Project Management team to ensure projected build costs will be achieved
Negotiating nominations/lease agreements in line with requirements of regional team objectives
Generating appropriate development/financial appraisals and liaising with supporting functions to confirm terms
Co-ordinating with the legal team, on the delivery of title documents, construction documents (including warranties) and all other necessary information to ensure timely draw down of funds from development facilities
Actively participating in any initiatives that seek to reduce total development costs by targeting reductions in development costs/fees and related expenditure
Role requirements:

Demonstrable experience in property development, preferably within the residential, co-living or student markets, taking projects from exchange of acquisition contracts, through the planning process to the construction phase
Well-networked individual within the real estate sector
Good understanding of land/property values across key cities and town across the UK
Sound knowledge of property law for developments
Confident influencer and decision maker
Drive and tenacity to hit financial targets
Highly analytical
Excellent communication and interpersonal skills
Suitable candidates must be able to drive and travel throughout the UK
Preferably be qualified with a real estate-related degree and be a member of the RICS
